RESIDENZA LA FORESTA – HIGH-END APARTMENTS Residenza La Foresta is located in Bissone, at the top of Via San Nicolao, in a privileged position that offers an exceptional view of Lake Lugano. A fundamental feature of the project is its integration into the surrounding natural mountain landscape: the construction follows the natural slope of the land, with all apartments set back from those below, utilizing the roofs to provide spacious terraces and roof gardens. The facades are characterized by a balanced contrast between the Travertine, with its natural striations that highlight the horizontality of the projecting floors, and the bronze-colored metal, which emphasizes the vertical elements in slats, the window frames, and the large planters that break up and modulate the facades, interspersing the rigor of the construction with the variety of plantings. The residential complex is entirely oriented along the east-west axis, allowing for soft morning sunlight and a more intense exposure from lunchtime onwards. It consists of 10 residential units: two penthouses on two levels with 5.5 rooms, four apartments with 4.5 rooms, two with 3.5 rooms, and two with 2.5 rooms. It is arranged over five above-ground levels, with the ground floor dedicated to parking for 24 vehicles, 10 private cellars, and service areas. The design strategy to ensure the best possible lighting for all single-aspect apartments is simple and effective: the apartments are developed in an "L" shape, allowing all main living areas to directly access the generous terraces and enjoy the panoramic views. The morphology of the building is designed so that the juxtaposition of the various units can guarantee each one the most suitable privacy for fully enjoying the outdoor spaces: the staggered arrangement of the apartments and the horizontal separation through significant planters prevent overlooking while maintaining the "green" identity of the complex. THE APARTMENTS All apartments feature an entrance leading to service areas such as a wardrobe and a guest bathroom. Continuing on, one accesses the large open-plan living area, with kitchen, TV area, and dining space in sequence, leading to the large full-height windows with lake views that open directly onto the terraces and private gardens. The living areas are extremely convivial spaces, designed specifically to accommodate as many people as possible, gathering them in front of a movie while allowing them to enjoy the kitchen with a spacious island or the best views during meals. The outdoor terraces are spacious and enjoy the best possible exposure, ensuring a high level of privacy both between adjacent apartments and between those above. The night hallway is minimized and equipped with built-in wardrobes to make the most of all available spaces, while the bathrooms always feature large, modern-designed showers, ample space for sinks, and complete sanitary facilities; additionally, larger units come with a practical laundry area. The bedrooms are generously sized and have sliding glass doors opening onto the terraces; they are designed to be furnished in various ways without losing functionality. The master bedrooms are true suites with a walk-in closet and private bathroom. The flooring in all rooms and hallways is made of European oak laid in large planks, creating a sense of continuity and cohesion among all spaces. Neutral shades have also been chosen for the tile coverings and wall colors to favor the decor and echo the shades of the exterior materials, ensuring stylistic coherence. THE COMMON AREAS Another distinguishing feature of the quality of the residential complex is the presence, on the first floor, of two rooms dedicated to the care and well-being of residents. Owners and their guests can engage in exercise and leisure in the fitness room equipped with the latest equipment and then continue their journey in the spa, indulging in moments of relaxation in the Turkish bath, sauna, or rejuvenating in the large hot tub; all without ever leaving the building. To maintain stylistic coherence among all the areas of the complex, these two additional spaces also feature the details and finishes used in the apartments and their exteriors: the elegant and timeless veins of Travertine and the bronzed metal parts are enhanced by minimal and modern lighting that makes the environments appealing yet comfortable. THE PENTHOUSES APARTMENT 9 / 10 The two penthouses, arranged over two levels on the third and fourth floors, represent the emblems of this building: they are symmetrically arranged with respect to one another and can enjoy the best view of the lake, thanks also to the quality of the external spaces assigned to them. The penthouses feature spacious terraces on both the third floor, where these are exclusively for family members as they are accessible from the bedrooms, and on the fourth floor, where the representative terraces culminate in infinity pools that also constitute part of the outdoor seating. The terraces on the fourth floor are also protected by several meters of cantilevered coverage to ensure usability even during less sunny months. An outdoor cooking area that connects to the living area is also included, positioned higher than the living room. The penthouses are accessed directly from the fourth and last floor, entering after passing through a spacious wardrobe with a service bathroom into the large open-plan living area from which one dominates the view of the terrace and the lake in front. From the living area, one descends via stairs or elevator to the third floor, where the more private part of the residence is located: here one finds all the service areas such as the three bathrooms, two of which are exclusively for the two master bedrooms, with their respective walk-in closets, a laundry area, a double bedroom, and an office. All bedrooms overlook the second large terrace, which also enjoys additional square meters of garden space.
