A fundamental characteristic of the project is its integration into the surrounding natural mountain context: the construction follows the natural slope of the land, positioning all the apartments set back from those below, utilizing their roofs to ensure spacious terraces and garden roofs. The façades are characterized by a balanced contrast between the Travertine, with its natural veins that enhance the horizontality of the protruding floors, and the bronze-colored metal, which emphasizes the vertical elements in slats, the window frames, and the large flower boxes that break and modulate the façade lines, interspersing the strictness of the construction with the variety of plantings. The residential complex is entirely oriented along the east-west axis, allowing for gentle morning sunlight and a more intense exposure from lunchtime onward. It consists of 10 residential units, two penthouses on two levels with a layout of 5.5, four apartments with a layout of 4.5, two with 3.5, and two with 2.5. It is arranged over five above-ground levels, of which the ground floor is designated as parking with 24 spaces, 10 private cellars, and service rooms. The design strategy to ensure the best possible lighting for all one-sided apartments is simple and effective: the apartments are developed on an “L”-shaped floor plan, allowing all the main living spaces to take advantage of direct access to the generous terraces and enjoy the surrounding view. The morphology of the building is designed so that the juxtaposition of the various units can guarantee each one the most suitable privacy to fully enjoy the outdoor spaces: the staggered arrangements of the apartments and the horizontal separation via significant flower boxes prevent sightlines while maintaining the complex’s “green” identity. THE APARTMENTS All the apartments feature an entrance to service areas such as a wardrobe and guest bathroom. Continuing on, one accesses the large open-plan living area, with kitchen, TV area, and dining area in sequence, until encountering the large floor-to-ceiling windows with lake views, which overlook the terraces and gardens owned by the residents. The living areas are extremely sociable environments, specifically designed to accommodate as many people as possible, gathering them in front of a film, allowing them to enjoy the company while cooking with a spacious peninsula or the best views during meals. The external terraces are spacious and enjoy the best possible exposure, ensuring, through their layout, high privacy between both adjacent apartments and those above. The night area is minimized to the smallest possible size and equipped with built-in wardrobes to make the most of all available spaces, while the bathrooms are always equipped with large, modern showers, ample space for sinks, and complete sanitary fittings; furthermore, larger units have a practical laundry room. The bedrooms have generous dimensions and sliding glass doors leading to the terraces; they are sized to be furnished in various ways without losing functionality. The master bedrooms are true suites with a walk-in closet and private bathroom. The flooring in all areas and hallways is made of European oak laid in large planks, creating a sense of continuity and cohesion among all the spaces. For the tile coverings and wall colors, a neutral shade was also chosen to enhance the furnishings and reflect the colors of the external materials, ensuring stylistic consistency. THE COMMON SPACES Another distinctive characteristic of the quality of the residential complex is the presence, on the first floor, of two rooms dedicated to the care and well-being of the residents. Owners and their guests can engage in exercise and leisure in the gym equipped with the latest equipment and then continue their journey in the spa, indulging in moments of relaxation in the steam room, sauna, or a rejuvenating soak in the large hot tub; all without ever leaving the building. To maintain stylistic consistency among all areas of the complex, these additional two spaces also feature the details and finishes used in the apartments and their exteriors: the elegant and timeless grain of the Travertine and the bronze-colored metal parts are enhanced by minimal and modern lighting, making the spaces appealing yet comfortable. APARTMENT 1/2 The apartment, located on the first floor, is developed on an “L”-shaped floor plan. This choice is dictated by the need to provide all the main areas with the best possible privacy and the view of the lake. These aspects are ensured by the vertical stagger of the other residential units on the same floor, in addition to the setback of the upper ones, following the slope of the land. The apartment is a spacious three-bedroom unit with optimally utilized space; it is equipped with all the additional necessary areas such as a pantry accessed from the kitchen, a guest bathroom, a laundry room, an additional complete bathroom for the bedrooms, and one reserved for the master bedroom, which also features a walk-in closet. The complex has two access points, one pedestrian, via a central staircase immersed in greenery, leading directly to the stairwell with an elevator, and one vehicular access through a wide ramp that leads directly to the parking spaces on the elevated ground floor.
